So tell me......What’s Happening in the Market
We are always asked “what’s happening in the market” and of course that usually means our local market. The market in the Valley, for example, can be driven by very different factors than the market in downtown Vancouver, even though both are located in the same region. It’s a bit like the micro climates in wine country contributing to the unique taste of the wines from different areas in the same region.
Most resources available to Buyers and Sellers are historical in nature – whether it be appraisals or newspaper articles. And most newspaper articles are designed to sell newspapers - not necessarily provide in depth analysis of economic trends as they affect local real estate.
Migration and immigration are major factors in our local markets. The fact we are bordered by the US to the south, an ocean to the West and mountains around the rest, means there's not an over abundance of places to put the huge inflow of people.
Since we are involved in the market as active, full time REALTORS® we have a better feel for the trends. That allows us to take historical sales data and translate it into a better indication of future market values.
